How We Approach the Staging by Design
Since we've been doing this a long time, we have developed a discernible style that many professional agents recognize; and appreciate!
We've discovered that 95% of the home shopping experience starts online.
Online, nothing is more important that captivating photography and few things look better in photos than our just staged homes.
We incorporate a variety of techniques to achieve depth and texture in photos and that important "pop of color" everyone talks about.
Our designers are highly experienced, and have learned to avoid stark white or bland main objects in rooms. We've found that stark white upholstery conveys the wrong message to a home buyer and frankly puts them on edge when they walk in the room, especially if it's a parent with little kids.
We work hard to make sure our homes are inviting, approachable and feel "lived-in" without feeling cluttered, stuffy or like a "don't touch that!" museum.
Instead we buy smart, from trusted suppliers with manufacturing around the world to bring the latest on-trend furnishings to our staged homes.
We use rich jewel tones, ocean inspired colors and will often place items against contrasting backdrops of abstract or geometric area rugs, throw pillows and tailored accents.
What you won't find are the cliche "karate chopped" throw pillows, the boring white-on-white monotone or kitchy word signs that say things like "eat here" or "eat. pray. love."
We've also learned to avoid things that might make the buyer re-think their intent to buy your home. You won't find pictures of other homes or neighborhoods in our picture frames, or souvenirs from a distant beach or town.
EVERY THING we place in the home is carefully selected and set in place with precision to accomplish ONE GOAL...
To get the home SOLD.
We look at it more like a partnership with our agent-clients and with our fixed-rate, staged-until-SOLD model, our goals are aligned to get the home under contract for the highest market value at the shortest time-frame.
